Seller’s Guide / F.A.Q.

  • What are the current market conditions?

Sellers need to consider the current state of the real estate market and whether it is a buyer’s or seller’s market. One of the key indicators is the Federal Reserve interest rate.

  • What is my property worth?

It’s important for sellers to determine the value of their property based on factors such as location, condition, and recent sales of similar properties. Sales of similar properties in the area will give you a good idea. You could also order a professional appraisal

  • Am I timing the market correctly?

Sellers should consider the ideal time to sell their property, such as during peak season or when there is high demand. Decide if your circumstances allow you to wait for the best time.

  • What does it mean to stage a property?

Staging is presenting a property in its best light, so buyers can see the full potential. It’s often handled by a staging company. Please Note: They keep the furniture! :) Your property will be completely upgraded from an aesthetic standpoint but it should be understood that it’s just a sales model.

  • What kinds of repairs and improvements will I need to make?

In a word… Repaint! Also kitchen and bathroom upgrades (backsplash) are known to increase value. Investors have also created extra bedrooms in spaces like the attic or basement. Think about the curb appeal and the lawn.   • What goes, what stays?

This is a very important part of the agreement. Which items are you taking with you? Which items are considered fixed to the property? Restaurants, for example, may decide to take their ovens with them. Home owners may want to keep the chandelier. It’s best to outline all of it in the contract, or remove it altogether before the sales process.

  • What are the legal requirements for selling this property?

They may vary according to your municipality. Generally sellers must comply with zoning requirements, provide disclosure statements for any known deficiencies, and obtain necessary permits for repairs.

  • What does a broker do for sellers?

Brokers provide assistance with pricing, marketing, negotiating, and other aspects of the sale. We also help you to stage your property, making it more attractive to prospective buyers. Once the property is ready, we schedule showings according to  the predetermined schedule.

  • What are the tax implications of selling my property?

As a seller you may want to  consult with a tax expert weigh options and consider how the sale might affect capital gains taxes. Property taxes, however are assessed by the municipality, and must be paid by whoever owns the property at the time.

  • Have I made plans for my next move?

Whether you are selling your primary residence, or business address, you will want to give yourself plenty of time to plan for what’s next. Sometimes the sales process is done before you know it. You do not want to be caught off guard.
